Follow the rain pattern
Compare the damp patch before and after rain, noting which wall faces the wind. This helps focus checks on windows, joints, roof details and rainwater fittings. Water can travel from its entry point before a stain becomes visible, so follow the surrounding construction as well as the mark.
At a coastal property, the assessment should consider the exposed wall together with windows, joints, roof junctions, rainwater goods and surrounding ground. Record whether a particular wind direction makes the problem worse. A short dated history is often more helpful than repeatedly painting over the mark.
Separate porous masonry from defects
Sound but absorbent masonry and a physical defect are different problems. Cracked pointing, open joints, faulty flashing or overflowing gutters may admit water in ways that a face treatment alone will not resolve. White deposits also need interpretation; their presence does not, by itself, establish rising damp or identify the source of moisture.
Only inspect what can be seen safely from accessible positions. Photographs of the wall and surrounding details can help an assessor plan a visit. Roof work, concealed defects, structural movement or plumbing concerns may require an appropriately competent specialist and a different investigation.
Understand the product's role
Stormdry is one manufacturer example of a water-repellent cream intended for suitable masonry. The manufacturer's South African guidance describes a treatment that reduces rainwater uptake while allowing water vapour to pass. This is a description of the product's intended function, not a recommendation for every painted or damp surface.
The substrate, existing coatings, condition of joints and compatibility with the proposed system must be assessed first. The quotation should set out required repairs, preparation and the proposed system, with product warranties and installation-guarantee terms explained separately.
Ask what the quotation includes
A clear proposal should identify the affected area, diagnosed route of entry, preparation, specified system, exclusions and any return inspection. Ask what maintenance is expected and when internal reinstatement is appropriate. Overberg Damp takes enquiries across the Overberg; visit arrangements and any assessment or travel fees are agreed before attendance.
